My investors seem to be achieving 10%+ return because we actually visit every HUD foreclosure property in person and with our experienced contractor can estimate exactly what is needed to fix up a property to get superior returns. I agree if the agent is just using the MLS for their investment guide, nothing decent will turn up.. It takes hard work in the field to find the deals.

There is no 10% rate of return now cash on cash and now one can promise 20 or 30% appreciation. We've just experienced a large jump in prices so you can expect 7 to 8% cash on cash ROI and there is still good room for appreciation. We manage over 400 homes, we've been in the market since 1985. Yes this is a good area for investment although there may be other areas that are good also. Are you on Skype or Google Hangouts? If not lets get the Skype set up so we can talk. I also use video extensively in my Real Estate business. I can usually video potential properties and send the link. This is a great way to walk through the home and get a much better look at the property. My Skype is Suzie.Marquardt send me a request and it will make communicating very easy.

My wife, Hu Xiaomei, and I live in Summerlin. As a Realtor with Sotheby's, I see homes everywhere in Las Vegas and I chose to live and invest in Summerlin. It is about a 15 minute drive to the Strip with all the casinos, restaurants and entertainment for enjoyment. Summerlin has excellent private schools and is relatively close to Mt. Charleston for snow skiing and hiking. The Trails has over 100 miles of paved public walkways and parks. I highly recommend Summerlin. If you are more comfortable speaking Mandarin or Cantonese, my wife is Chinese and speaks both fluently.

Summerlin is an excellent area for investment. You would have to pay cash in US dollars for the property. Homes sell in this area in all price ranges.
