Hello alohajay1, yes you may qualify for either CHDAP .5% half percent down payment program from a minimum 640 fico score or Access .5% half percent down payment program from a minimum 580 fico score. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program but only up to 417k. You may consider 3% down conventional from a minimum 620 fico score up to 417k. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates. I can set you up for all the cities within your search criteria...

You will need to be pre-approved if you decide to buy to be able to meet an agent to view and submit offers on any homes of your choice. I have a program that is income restricted that works in conjunction with fha 3.5% down. The way it works is that the lender would have to qualify you for the program and if you qualify it has a second loan for 3% of the 3.5% so that you would come in with .5% down. The 2nd loan is amortized over 15 years and your 1st would be amortized for 30 years. It is a great program and if you would like more info please contact me.

You can see if you can get pre approved with a FHA Loan which requires a minimum of 3.5% down payment. I work for a Direct Mortgage Lender and I can get you pre approved for financing. Please give me a call when you get a chance.

Yes! FHA allows for a relative or family member to gift you the down payment or provide a low interest rate loan to cover the down. Your employer may also be allowed to lend you the money.

Yes there is a loan that allows you to basically put only 1% down. The program puts the other 2.5% for you. There are also city programs in some areas that will put money down, but many of them are out at this time. One would have to know just where you intend to buy in order to answer better. You can also ask the seller to pay closing costs for you. This will cut the money you need to come in with by about half!
