These are excellent questions for your home inspector. Some damage is clearly obvious while some may not be visible. You must keep in mind that we are licensed REALTORS and home inspections generally are not our area of expertise. We can and should point out the obvious however all sales are truly buyer beware. In this state if you do not opt for an inspection you are purchasing the property as is with no real recourse. I've seen brand new homes that had issues and also seen very old homes that were perfect! My advice to all buyers is to get an independant home inspection from a licensed inspector or contractor.
