I don't believe any home warranty company covers known pre-existing conditions. Otherwise someone with a failed system would simply buy a $400 warranty to cover a $4500 A/C.

Landmark Home Warranty has the best reputation for customer service and fulfilling their warranty agreement. They cover unknown pre-existing conditions, which covers an issue that occurred prior to coverage but wasn't detected, or wouldn't have been detected with a reasonable inspection.

I have a Landmark warranty on all three of my properties, and have used them for several years. Not everything that happened was covered, but they more than paid for themselves with the items that were.

It's very disingenuous that Mike Anderson who is Chief Marketing officer for Landmark Home Warranty is posting as a customer. I know this because I am researching which company I want to got with. LHW was one of three I boiled down to. I am taking it off my list now. I understand trolling marketing tactics but I don't have to like them.

It depends on if the condition is known at the time of the purchase of the home warranty. If you buy a home (or a home warranty), and then later discover a problem that you didn't know about when you bought the coverage, then depending on the problem, it might be covered.

Some things aren't covered, ever, regardless of when they became known.

I have had great luck with American Home Shield for myself and my clients.

I think a better answer can be given if we know a little more, otherwise you will spend your time on the phone with a pletura of different home warranty builders. Bruce said it best, KNOWN issues are hard to cover. Also, are you planning on selling your home? If so, then some of these companies have coverage that you can purchase as a seller to cover you while you are selling your home.

Nations Home Warranty has a similar coverage as AHS. For an extra $79 they cover the following:

$250 Permits (per occurrence)
$250 Code Violations (per contract term)
Improper Installation, Repair Modification
Unknown Pre-Existing Conditions
Refrigerant Revocery and Disposal
Mismatched Systems
Removal of Defective Equipment

I don't think they will cover KNOWN preexisting conditions. That wouldn't make much business sense to anyone. However I think First American just came out with a policy with a fee that will cover unknown conditions or some unknown conditions. I do not have preferences of one warranty company to another but I know that American Home Shield will cover "unknown pre-existing condition" IF you purchase the ServicePlus Package (I think it is an extra $79). You can check their options out at
