is their a way to find all the expired listings from the last 4-6 months?

I would like to look at any houses that were taken off the market. If they are what i am looking for we can contact the owner and see if they are still interested in selling

All I would add to the comments below is that listings tend to expire without selling and without being renewed because the owner wanted more than buyers were willing to pay. Be ready to pay above market price.

Expired listings are great to look through if you're not finding anything active that you're interested in. Any Agent with MLS access can pull those up for you.

You have your answer but I'm curious as to why you would want that information and shop for homes that aren't currently listed for sale. It will be a lot of leg work for your agent and many dead ends. However, the information is easily accessible to any agent with access to MLS.

All Brokers and Agents That are members of FMLS & Gmls have access to that information. The key is what you are actually loolkng for, and where you are searching for your information. Please give me a call or send me an email. I would love to help you with your search.

Absolutely, cmount4214, there is. Any agent or broker can get you that information for any area one chooses. You can get county or city wide expireds as well as those for single zip codes, school districts or neighborhoods. And you can go back much further than six months if necessary. As you can see, the information is very easy to get.

One tip: Try for the more recent expireds. Reason:

Other agents like to prospect for expired listings. So if a homeowner is still interested in selling, within a few weeks or a month that house will be listed with another agent. Also, homeowners who can afford to do it--with a vacant house--will rent it out. So the expired listing from October may have a tenant in there with a 1-year lease that doesn't end until next November or December.

So, strike while the iron is hot. Certainly don't ignore the older expireds, but don't expect the same results from them as from houses that have just expired.

Another tip: Also include withdrawn listings.

Overall, though, your strategy is fine. Just tweak it a bit.
