Different sources give different amounts.... due to the big difference I would suggest your own measurement by your own appraiser or see what looks and feels right to you based on the measurements they give you. It's not uncommon to see another 400 from a bonus room or something like that, but very unusual in my experience to see a 1200sqft difference. Could happen.

Dear R Hicks:The homes has a detailed appraiser's report showing the square footage as 7040 sq. ft., the tax records show 5807, but as noted in the appraiser's report a second floor addition was added over the garage to increase the size. Your questions are very valid what is true sq ft. of the home which governs how to submit a sales offer. Research shows a conflict in sq. ft. #'s. When I have been buyer's agent particular way to submit a sale agreement on behalf of buyer NOT over pay on a home.

Based on close inspection of the pictures I would safely assume the home sq. ft is closer to the 7,040 . It is a gorgeous property.

NOTE: I am a general contractor AND insurance claims adjuster many times I have "estimate size" based on what is presented to render an opinion WITHOUT additional expense.
