is it wise it purchase a new construction home in fords nj when the surrounding area is relatively older and lower in value?

Hi Olivia,

You are very correct to be concerned about Fords. No it would not be wise. I'm not an agent, I buy and sell homes as an investment. It's a numbers game. Fords is simply not a good location to buy a single family home, if you care about school systems and appreciation of your investment.

And when developers are "having troubles" they DO find ways to cut corners and so do their Subcontractors. And guess who pays the price for it?

Trust your instincts. With this down market, this is the time that you can buy a smaller property in a better neighborhood - one that will gain value faster as things turn around. Always buy in the best area that you can. A smaller place in a good neighborhood is much better than a larger place in a mixed area.

Hi Olivia,

I am very familiar with Fords but could not answer without knowing which new construction in Fords you are refering to and look at their pricing.
You are mentionning that the surrounding area is relatively older and lower in value. I would be looking at the surrounding comps and see how it could affect your home overtime.

In general there are so many other opportunities for new or near new home purchases that represent greater savings. Before making a committment, our recommendation is to take a serious look at the existing home inventory and make your comparisons.

In my opinion i think New Construction is a wise purchase. The reason behind that is Builders are facing similiar problems that home sellers are facing, & really can not afford to hold on to all of their inventory. As to the surrounding area being relatively older and lower in value, it depends on how low the value is & how old and run down they are, but for the most part it should not affect the investment of the property. I live in Middlesex and what i am seeing is that Fords and surrounding areas are building up. There are many newer developments that have developed since 2000 and it will continue to update.
