is it a good idea to buy 2/2 condo in Smyrna, GA for 155.000

Asked by Katya, Smyrna, GA Thu May 31, 2007

There is a condo for sale, top floor, new appliances etc. It is built in 1983, close to all major highways, and the downtown Atlanta. Nice wooded area. They are asking 155.000 and HOA is 220? Is it worth it?

I think there would be more interest if the question is answered and not just references to more websites. There are a lot of dynamics in the market especially in Atlanta and am also interested in knowing what realtors feel about issues such as posed by this question. This is aimed at others that would asnwer the question I suppose

There is value in a 2/2 condo but you need to know your market. A good idea would be to take a look at all the inventory and see what is currently on the market. You also need to make sure you know how much the monthly HOA will be and find out if the community has had assesments or if there are any coming up in the new budget for the upcoming year.

Not a bad deal. But for about 169k to can buy in the The Madison at Village Green . They are offering new 2 and 3 bedrooms with fully customized interiors for under 200k. Check it out at I know two people that bought in there and love it. Good luck with your search. Smyrna is a great area and there is only upside in this market.

Hi Katya,

Don't know if you have already reached a decision yet but I have sold condos in Smyrna in the past. Which subdivision is the particular one that you are considering located in? This piece of information is really critical to accurately answering your question. I would be glad research the broker's MLS and prepare a complimentary Comparable Marlet Analysis for you in order to let you know the trend of sales in that particular development. Simply email me with the subdivision details and I will promptly get this information to you, free-of-charge.

Warm regards,

A careful analysis provided by a Realtor should be able to answer that. Make sure you take into account not just market value, but your strategy as well. How long do you plan to live there... ect.

Hi Katya,
A professional real estate agent would be best able to help you about this particular property. For reference, It looks as though $155K is on the high side for 2-bedroom properties in Smyrna, based on average sales prices (link below), but every property is different, and the fact that this is a top floor condo with new appliances in a nice area could very well justify the price. I'd suggest talking to an agent in your area--they're good people with excellent professional advice and in-depth knowledge of the market.
