is it a good decison to buy a luxury condo in New Rochelle Downtown considering the recent gang activity??

Hello Ep, I have lived here for 25 years and i agree with Gay and Beth-it is a wonderful place to live. I am on the Chamber of Commerce and working with new developments and watching this beautiful city grow and revitalize. There is a lot of heart and warmth and love for family and education and the arts and the environment....the people here care. I think that makes this a unique and special place to live and thus invest -anywhere in New Rochelle. Mayor Noam Bramson and our police department took control immediately when this one incident took place-when the train loads of teens from the Bronx decided to head our way. Well- we showed them the exit door and we developed a plan to prevent this from happening again. Our city will not tolerate lack of respect for our people or our property. I love the downtown condos- the Leroy building- I have an amazing Penthouse listing there w panoramic views of Long Island, parts of Connecticut, and the New York City skyline and even parts of New Jersey-there is of course the Trump Towers- awesome-Knickerbocker lofts- and Lofts at New Roc. One can live in many of these w views of the sound-a couple blocks from the train- walk to all the new restaurants...and the cost of housing is much less than living in New York City. Hi! There are wonderful luxury condos downtown New Rochelle.. I have lived here for 30 years and am proud to live in this great city. Our mayor works very hard to keep New Rochelle moving forward and not backwards. The gang activity to which you refer was an isolated ocurrence - not New Rochelle teens but rather teens from the Bronx. I was very impressed in which the New Rocehlle Polie Department handled the situation. Look at the properties, their prices, what each building has to offer, the close proximity to the city, the restaurants. If you are contemplating living in New Rochelle - investigate the buildings, ask questions, look at prices, and I am sure you will realize that New Rochelle truly is "The Home of the Sound!"

The "Gang" activity that you are talking about was a large group of teens from the city or Bronx area.. Not our own "neighborhood" kids... New Rochelle is fabulous... so much to offer... That occurance has led to Cappelli preparing to close the arcade, rink and other areas of NEW ROC to put Target and Kohls.... Retail is great but we do need places for OUR kids to go.

Downtown New Rochelle is up- and-coming - no doubt about that. In fact, I just took someone to Trump Plaza and the Lofts a few days ago...(or should I say "daze" ago - its been a busy couple of weeks.) One might liken the area to downtown White Plains about eight years ago. Right now the streetscape is somewhat like a concrete jungle. But if that can be worked out so that there are some "green" ammenities, I think downtown New Rohelle will do very well. The new construction hasn't gone quite as crazy at the high end which is a good thing. Trump Plaza has a flip tax that discourages investors from scooping up multiple units in the hopes of reselling after construction for a profit. The high-end building appears to have some checks and balences in place to prevent a glutting of the market once the units can be moved into. Having said that, I do have a healthy concern about new construction. (See my other post on Port Chester.) You pay a premium for that "shiny new" look and there is risk if too many complexes are being built at once.

Yes, I think it is a good idea to buy a luxury condo in downtown New Rochelle. The face of the downtown area has rapidly changed due to the building of luxury condos. These buildings are safe, secure, locked buildings. There is a large police presence in the area as well. I, personally, go to the downtown area and have never felt unsafe or threatened. However, one should always exercise caution and use common sense everywhere, not only in cities.

Buying a condo in any location requires a little research. I agree with Robin. Take a read through the articles and then decide what is best for you. Gang Activity is a serious problem and depending on the amount and the plan the local law enforcement has to rid the area (or not) of the problems that exsist there my play a large role in your decision.

Remember, wherever you buy YOU need to be HAPPY WITH YOUR CHOICE.

I do have to say that I don't know the New Rochelle area so I cannot advise you specifically for this area. I will say that I have investors who buy in Trenton All the time. They buy cheep, fix up and sell quickly because rents are as high and sometimes higher than a remodelled row house. So it is a Win-Win for both sided.

When people in any community have ownership the areas change eventually. I hope this helps some.
