The farther away from downtown, or the closer You get to the water (ideally either ON a canal or the river) the better the value and quality of the housing and neighborhoods, however unless You speak spanish (Fluently) You will have difficulty assimilating, because few locally speak good english, it's a second language, and many of the renters are illegal aliens (judging only by conduct or personal confession on their parts). Locking car doors left in a driveway overnight isn't only appropropriate for this neighborhood, it's appropriate for ALL of Lee and Collier Counties, so while Tice isn't as 'safe' as Sanibel, it's safer (by far) than Lehigh Acres or areas of MLK or Veronica Shoemaker; most of the folks (who own) take pride in their homes, maintain them well, and overall the community (the farther, the better, from Hwy 80/Palm Beach Blvd.) especially on the river's side of highway 80, is better than many in greater Lee Co., and the subdivisions are better than houses 'on their own'. From a long time resident, who'd buy right where we are, again today and not planning on moving ANY time soon, -Marcus
