if a home is on the market for 245,000 how much should my offer be?

Work with a REALTOR - they can pull information , research, negotiate and have the insurance to back their actions up. Working on your own just is not the same. In most cases the seller is paying for the buyer's agent - why not use one?

I think it will help put things into perspective for you on just how concerned Agents are about if you pay more than necessary.....it's more about "Well ya got the house didn't ya" than you offered what was necessary (for you) to get it.

If you don't have an agent consider the services--you need to be aware of recently closed similar properties in the immediate area--factor in repairs--extensive or cosmetic--review the data and make a determination as to a fair offer--there are no standards as to how much less, any fair bid will open up the negotiating table--do keep in mind--if the property is priced on target for today's market or slightly below multiple offers can come into play.

I hope you have a Realtor working for you. It is just for questions like this that you need a Realtor in your corner. Price is only one of many things to consider during the process of buying a home. If you do not have a Realtor, look at those local agent who answer your question here on Trulia to see if there is an agent whom you want to contact. You can do a search of agents here on Trulia to find additional Realtors in your area. Ask your friend and co-workers for recommendations.

It depends on what it's worth. And it depends on the comparable sales data for similar homes. Without that nobody can answer your question.
