iam soon going to be a first time home buyer i have a home in mind that i love but we are buying through VA loan, how do i get more info on it???

we are wanting to buy a home in rising fawn GA that we has our interest, the problem, is we wont be able to even make an offer till probably july 2012. Also we are buying through VA loan and i have no idea nor does my husband even know how to find out "quotes" or anything on getting a loan through them, and if the house we want is even in our "Range" of getting?

Choosing a Realtor first is sound advice. Realtor services are free to you as the buyer. You will then be guided through the rest of the process. The lender you choose will handlefielding the VA loan requirements for you. You do not have to go directly to the VA nor is this customary.

With regard to your 'range', I'm guessing you mean your budget? If so, you can find a mortgage calculator online (there are thousands.) You can find one on my website, http://www.patricksellsdallas.com. Play with the numbers to get an idea of what you can afford.

Also, you will need a credit score of 620 (you and your husband.) With a VA loan you may not need a down payment on the loan, but now is the time to get informed in order to buy this Summer and this allows time for you to raise your score in necessary.

You mentioned some confusion with how to find 'quotes.' It sounds like you may mean finding competetive interest rates on a VA loan, again, these are pretty standard if you qualify for a VA loan and if you aren't convinced, you can also find published rates by performing a basic internet search.

VA Loans are GREAT!. If you and your husband have VA benefits, that is wonderful. The best thing is to get qualified thru a Direct Endorsement VA lender. I am a Direct Endorsement VA lender, that means we can UW on behalf of VA. Some lenders and banks are not set up to Underwrite on behalf of VA and end up sending the file to VA directly, and that may take some time and such. VA has its own set of qualification ratio's, that a Loan Officer can calculate the payment that you and your husband can make based on income, debt monthly and credit score. Of course VA has more paperwork to complete, but no hill for a Seasoned Loan Officer.

The VA webbsite has the Certificate of Eligibility, you may want to complete and get, if you have not already.

Find a reputable realtor first. Have that realtor refer you to 3 lenders. Stay away from the super big banks. Get pre-approved for a mortgage BEFORE you go shopping for a home.
