i have a lease purchase deal on a house in 30342 on windsor parkway for 1.4mm the lease is for a year

which commenced 10/08...the year is rolling along and the markets have gotten much worse. the lessor, has four houses to sell in this subdivision and has shared with me that he has a 1.2mm loan on the property. the houses were originally listed at 1.8mm in 2006 and one sold at that time for that price. What should I offer and when?

In one statement you imply you've already entered into a lease purchase deal for 1.4 mil and then you ask later what should you offer? Are you seriously going to enter into a contractual agreement for this kind of money without an agent? You really should consider a highly proven and knowledgeable agent to help you. Why are you entertaining a lease purchase. That is definitely coming from a week negotiating position. If you want to get the best deal on any home you should hire an agent and let him/her go to work for you. It costs you nothing and the headache you can save is priceless. Lease purchase deals get tricky... But I'm gathering you are noticing that.
If you had an agent represent you when you engaged in the lease purchase, get them to help you.
If you did not, you should reach out to Lee Taylor - he is an excellent agent in-town and can certainly help you.

My personal advice is not to use ANY information provided by the seller (it sounds like a builder) unless you have factual reason to. A good Realtor (Lee Taylor) can get you realistic comps and/or show you other opportunities that may be a better use of your money.

It's a buyer's market and a lease purchase only weakens your position.

You should talk to a professional and (as Lee T would say) get your real estate on...

This is not the forum for such a specific question.

You probably shouldn't buy it.

Why? Because, It's on Windsor Parkway that's why.

Don't you want to invest on a quiet tree-lined street in a real neighborhood?
