I see that a few other Realtors have already answered your question and there are some very good answers in there, and some very good agents as well. I wanted to throw in my .02 worth as I am currently working with a couple in a very similar situation that wants to have both of their incomes considered but only one has a credit score that is at the FHA minimum. Most lenders have a minimum required score of 640 for FHA loans but I have a loan officer that I do a lot of business with who has gotten clients of mine in the 620-640 range done when other lenders couldn't. I have this current couple currently working with one of my credit repair companies and they will have them both eligible within 4-6 months, so they can use both of their incomes and buy even more of a house than they can now.
