Hi,

Along the paths of purchasing a property here, you may find a few things similiar and other things different than Australia.

I am a member of CIPS, which is Certified International Property Specialists. I don't know what city and state you are considering for purchasing a property. Their may be a CIPS member in your area. I am a member, have completed mulitple international transactions, and have completed all course work offered through this organization. Feel free to search on your own for CIPS members in the area of your interest, or if you would like assistance or a personal recommendation for one, let me know that. I have attended CIPS functions nationally and internationally and have met many members in a mulititude of locations.

My last transaction involved non US residents on both sides of the transaction, as a side note.

Brenda, looks like the answer is unanimous! I would visit the IRS sites, or get with a tax accountant that can help you with the procedure.
