Hi There,

By your questions, it sounds like you are experiencing some frustration in this very competitive market. If you want a list of properties that are in pre-listing status, call me. These properties on my list are exclusive to my clients only. I have a list of properties that are not on the MLS but coming soon. I work with several top listing agents in the county to obtain this list. In this market you have to have an agent working for you that can get your offer accepted on properties that haven't even hit the MLS yet. Call me....209-451-5446

Kindest Regards,

The direct source would be to go to From there you can input your search and you can be notified daily of properties that meet your criteria. If you see anything you like you can then contact a Realtor of your choice to find out viewing instructions and other detailed information. I would be happy to help you as well. The key to finding a home that is not pending, is finding a reliable and professional Real Estate Agent. Agents have access to the MLS and can send you the most updated properties on the market.

It is also good to have an agent that technically inclined and has various ways of contacting you when new properties come on the market.

If you are interested in purchasing...I work with my mother, Rosemary Brooks as the Mother & Daughter Realty Team, we utilize a portal in the MLS that will give you updated properties as they hit the market and as soon as the status changes on any given property that fits your criteria. This portal also allows you to manage these listings as you chose. We would be more than happy to assist you and your family. We offer a weekly FREE List of active HUD Homes on the market and our website is also a good resource of current properties on the market.

Like us at for updated market and purchasing information. Contact us at 866-543-0462 for additional questions about purchasing a home!

Hire a Realtor. But don't just hire any agent. Do your home work and hire a professional.

The best way to find active properties is by working with a Realtor. They can send you a list of all the active listings that match your search.

As a Buyer you can work with an agent and the seller will pay the commission for you.. So as a buyer it is in your favor to work with an agent.

This is a very common problem. Home buyers ask me this question very frequently. The answer that I give them is simple. If you use our website, you will have the most updated information on the web, guaranteed! We are a locally owned brokerage. We are not a conglomerate, not a franchise, and not a referral company. We are a personal team of college educated professional Realtors. Our website is the most updated in the Central Valley.
For the most updated property status information go to our website:

You can look up properties by address, street, zip code, and many other criteria. Or give us a call at 209-951-5555 and talk to a live person by pressing the #5 on your keypad. You can also come by our office and speak to myself or any of our friendly professionals.

Good Luck!

Ron is correct. Your best chances are to start working with a great local Realtor in the area you're looking to purchase. I assume that might be Stockton?

There are many great agents for you to choose from. I'd be happy to assist if you are in the need of one.

There are other sites to search for homes on the internet. Some are updated directly from our MLS system, but many are not.

Again, let me know if I can be of assistance to you.

A local Realtor can help you with that one:

Unfortunately, the houses listed on Trulia are not vigilantly updated.
Your Realtor will have access to the latest information.
Sorry, but my sphere of influence does go that far north.

Good luck and may God bless
