Somewhere between 2 and 8%.
First of all; we don't know what you've negotiated in your Contract.
Then, we don't know your fees
Add to that, we don't know your propertie's previous taxes.
Then, if your Escrow closes in June, you'll only prepay 1 month's prepaid taxes,
but if it doesn't close until July, they will nick you 6 month's worth.

Your Realtor should guide you to your Escrow Officer who can do a hypothetical HUD1.
You are smart enough to be using a Buyer's Agent; right?

Ask your escrow company.
In a Purchase transaction, you will deal with several professionals.
a Realtor, a Loan Officer, an Escrow Officer, along with a Home Inspector, Possibly a termite inspector, and an appraiser.
Each company charges their own fees and are negotiable with that company.
You should check with the company as you deal with them to find out the costs and fees involved.
