how many days should recording and funding take after closing of escrow?

if we are signing docs tomorrow how soon can we get the house keys?

Funding takes place before close of escrow (sometimes day of); recording is usually on close of escrow, at least by end of day. Keys are given to buyer as soon as title informs agent of recording, should be indicated in the Offer to Purchase document..

Lilac- First the funding takes place- which in many cases takes about 2 or 3 days after you sign the docs, assuming that everything goes smoothly with the lender. they usually make you wait 2 days after the signing- it's a part of the legal process they must go through. Then once it funds you can sometimes record on the same day. In our area (San Diego) that has recently changed, as with budgetary cutbacks our county recorder now only does early morning recordings- adding at least 1 day now to most of our transactions- and of course- it can be a few extra days if the funding takes place on a Friday - we now have to wait until Monday to record! (I hate this new rule!)

Typically your contract will then say that you can take possession of the property at 5 PM the day of the close of escrow ( and escrow is only closed once the recording takes place)- unless you have marked something else. Ask your agent.

It is usually very quick, check your contract and ask your agent. Your agent should be guidingnyou this process

What does your contract say? Or, is there any addendum to change the date since you've made the offer?

Refer to your Real Estate Purchase Contract, page 1, last item at the bottom: 3. Closing and Occupancy

In general, funding happens first then recording; and both could be arranged to happen on the same day. Or, recording may occur the next day "after" funding is received by escrow. Recordation should take only 1 business day and the buyers can have the keys to the house on the same day of recordation.
