how long does the seller have to sign the contract after the buyer signs.?

Generally no time unless stated in the contract. My folks with deadlines often request a response with in 3 days.

The general rule is that the buyer makes an offer and gives the seller a certain amount of time to respond. The offer usually states that it will expire if not accepted by the time stated.

A further general rule is that the buyer usually give the seller 24-48 hours to respond to the offer.

There are no set rules. Typically they will schedule an appointment to go over the contract with their attorney before signing.
