It may be a good idea, to contact a Realtor in Georgia and give them your home requirements, ask that agent or agents to send you home listings via email (what a concept!) I know that a lot of Realtors don't like to do this but it is the best way for you to look at homes without being there and you can get a good feel for what your money will buy in the area you are looking at.
Then once you are ready to go look at some homes contact that Realtor who has provided you with the homes that best suit your needs, let them know which homes you would like to look at and the job is just about done, made a lot easier for both you and your Relator by having had the oppourunity to preview homes in advance and watch the prices rise or fall.
As for your loan, you may want to go in or contact a lender prior to actually getting into GA, yes a loan approval is typically only good for 60 days, but in the mean time by contacting a lender (just make sure they write loans in Georgia, they don't have to be in Georgia) this will provide you with a good basis for the amount of money you will have to work with for your new home, you don't want to look at $500,000 homes if you want your mortgage payments to be under a certain amount, you get the idea.
