how do you know if a 240 yr. old house for sale is a historical home or not?

need to know before purchasing, in case I choose to knock house down and rebuilt new house. Due to house needs alot of work.

They have to be registered with the National Registry of Historic homes, but as said below there are local designations too that you'd have to watch out for. Be careful!

There are several types of historical designations. You can check out the National Registry of Historic Homes. But there may be local historic districts and registries as well, which your City or Town Clerk can inform you about. Regulations and restrictions on the local ones vary from place to place. It is common to regulate the exterior but not the interior.

It would be fair to assume that any 240 year old home would have historical significance. You are correct in making sure of this prior to making a purchase that could involve any demolition.

A call to the local county historian should provide you with the direction and information you require.

Yes, you may be greatly limited if it is considered to be in a historic district. Even paint and modifications may be controlled if that's the case. The local town hall should have that information or a local agent can also give you that information. Good Luck.

If you are asking if the property is in a historic district, the realtor (or Town Hall) should be able to tell you. Historic districts often do have restrictions.

If the property is not in a historic district, I'd suggest you have a conversation with the building inspector.
