The property has an accepted offer on it. If you are the buyer you should communicate with your agent and they can inquire about the roofs age. A home inspector can give an estimate of age and condition.

I've always heard that you can get home inspectors to take a look at it. They seem to know a lot about materials and how they look after so many years. I can't imagine there are many homes out there that have roofs that are younger than the house itself. I would start making some phone calls. http://www.aedroofing.com

Appleton does not require permits at this time for roofing. Some areas do. A home inspector can usually estimate the age fairly close. Also some information can be learned from old spec sheets if the home was listed in the past.

The seller should provide the info if there is a disclosure required. Roofs are usually good for half of their life time -30 yr roofs good for 15 yrs or so. If there has been any hailing in the past, the roof is likely needed to be replaced. Check with a roofer to see their opinions. However, if the roof is slate, tile, metal, or wood material, they last longer than shingles.

that is so wrong . all different reason make a roof fail ive seen 20 year roof 25 years old and looking decent. don't give information if you have no idea what your saying

At least in Florida, a roof replacement requires a permit. So your city IRA county should have a record

If the roof was never replaced, you can get the year of construction from the public record. If the roof was replaced, ask the owner for records.
