how do you find foreclosures without signing up with listings such as realty trac?

If you are looking specifically for foreclosures in the Austin area, check out the site below. My office has a dedicated team that goes to auction every month.

Currently, most banks are putting their REOs (Real Estate Owner foreclosures) on the local MLS - they've found it's the best way to get them sold. If properties don't sell in a timely fashion, then they go to auction. If you want to get access to foreclosed homes before they go to the MLS, you need to start investigating the auctions on the courthouse steps. And a warning – it IS NOT a non-investor friendly environment.

Have you tried http://www.bidselect.com? It's a free site. It's not 100% comprehensive, but it's a good place to start.

The foreclosures posted on Realty Trac are not necessarily actual listings. Realty Trac pulls foreclosure notices from public records & posts them hoping you will register & pay. This info is available for free. I suggest you contact a local agent who can get the latest & most accurate info for you at no cost.
