The Down Payment Assistance Program provides assistance to qualified first time homebuyers for down payment and closing costs associated with purchasing a home. The amount of assistance provided will be determined based on your household income. A household can qualify as very low income, or low income. Please refer to the income chart in the Learn More section of this web page to access the income limits. The amount of assistance available is from $7,500 to $10,000. All applicants must complete a pre-purchase homebuyer’s education program, and secure a first mortgage. The property to be purchased must be located in Orange County, outside the city limits of Orlando. For additional information, please refer to the Down Payment Assistance flier and applicants are also encouraged to use the contact information below.

Hi Allen,

I am a Down Payment Assistance Specialist and certified lender. I work with several programs in the Central Florida area and throughout the State of Florida.

Basically, eligibility for all programs is based on your income and number of people in your household. The grant amounts vary depending on the county or city. In addition to the income limits, the property must be located county or city within which you are requesting the assistance. There are additional borrower and property requirements.

The down payment assistance is a second mortgage that does not require repayment unless you rent, sell or try to take equity (cash-out) from the property. In those cases, the entire amount becomes due and payable. The amount is not prorated. Otherwise, in Orange County, mortgage will be forgiven if you stay in the property for 15 years.

Each program has its own requirements regarding property location and payment guidelines. I would be glad to speak with you about the programs available to determine which best suits your needs.

basically you need to be a 1st time homebuyer (which can mean not having ownership of a home in the target area in the past 3 years in some cases), the property must be owner occupied for the term of the loan, be legally able to reside in the United States, meet credit and loan requirements, do not exceed the income and purchase limits (the website gives these limits in detail).
