Call an experienced Realtor for a free Comparative Market Analysis on your property. This will provide you with a list price, an estimated sale price as well as expected days on market.

Hire an appraiser.
Ask a local real estate professional - with experience.
Look at your tax bill.
Meditate on it - you can get the mega-millions numbers this way too.

The best way to find out what your house is worth is to put it on the market. That is if your thinking of selling.

Either way you can have it appraised by a certified appraiser, or get some free BPO's to give you an estimate of its value.

Take the lowest BPO put it on at that amount, have an open house on Saturday and Sunday. It should get multi offers and hopefully many will be above the asking price. If it is below the asking price and you have multi offers, then that's what its worth as well.

Get a good agent to represent you.

The best way for you to find out the market value is to have a couple of free cmas from different brokers to get an idea of the current value for your house. As mentioned this is free to you so take advantage of it. Brokers have the most updated information.

To you or a Buyer?
Many Sellers have inflated values for their houses; that is one reason why they need to use a Realtor.

You can find out the WORTH by having an Appraisal; not recommended because it costs $450 and is intended more for covering the Banks loan,
or, you can have your Realtor do a CMA.

We say that the TRUE WORTH is not uncovered until you have a ready and willing Buyer put up their money to Buy it.
