how can i get out of a selling contract if i feel the agent is not doing their job,not returning calls,very little advertiseing.?

Have a discussion with your agent first and express all your concerns, if unsatisfied with the chat, contact the broker owner or office manager of the realty company and ask that the contract be terminated or ask to be assigned another agent from within for the duration of the contract--oftentimes it's the owner and or manager who decide agreement terminations, not necessarily the agent.

1st read your listing agreement carefully to find the cancellation policy. Then talk with your agent and explain your frustrations and desire to be released from the listing. If that doesn't work, then talk with the broker. It may be that just talking with your agent will light a fire under them so that they will put in more effort to get the job done. I am assuming your home is not overpriced since most agents feel advertising an overpriced home is a waste of money. Good luck
