What I would advise you not to do is to work with the listing agent for a property (the agent whose name and phone number are on the sign out front). The listing agent works for the seller and by law is obligated to work in the seller's best interests. You can have the same advantage by hiring one buyer's agent to represent your interests.

First make sure that you get yourself a good realtor. This is essential and non negotiable. A good realtor will guide and educate you regarding a real estate transaction. They will show you what is needed and expected from both the buying and selling sides. Tell your realtor what you expect from them and hold them accountable. Buying a home can be stressful and you need to have a good team to back you up and negotiate on your behalf.

Second, make sure you get a good lender that is willing to work with you and offer you the best loan possible. Realtors are always connected with lenders because we work hand and hand so your realtor may be able to give you a contact. Make sure to do your homework if the lender you are working with wont give you what you need seek it elsewhere perhaps a credit union or other lending institution.

I normally understand that this Trulia community is a place for people that want to do it themselves as much as possible. I don't normally push on people that ask these questions to go get a realtor. However, since this looks like this may be your first home I am going to agree with Dan. Start by getting a good realtor and a good lender.

I am going to follow up your question with what may be your next obvious question, How do you find a realtor? Ask your friends, co-workers, neighbors, anyone that might have worked with a realtor in the past. Look for someone that takes a special interest in working with first time home buyers and working the extra education steps that may be required for a first time home buyer. You will spend a lot of time with this person. Make sure you respect them, like them, and want to learn from them.

Steps 1 and 1a are to find a great Realtor and great Lender. One can recommend the other based on their experience with them. Once you have your professionals, they can get you pre-approved, discuss what you hope to find in your first home and help you with the entire process.
A great agent will be looking out for your best interests, negotiate the best deal for you and protect you through the inspection and other process.
