how can i find a good real estate agent?

Meet with a few agents, see if they only work part time, have references from other clients, and have any other educational degrees which may augment their base of knowledge of the real estate market. Have them show you a few houses, and see if these houses have any connection to the type/price/location of homes you want. Ask if they will only show you their or their company's listings so they can avoid splitting commissions, or will they show you every house listed which fits your needs. Start by locating an agent that offers a NY disclosure right up front, and make sure that the buyer agency box is checked so that you have in writing that they are representing YOU, not the seller.

Hi Carmen, my recommendation is to look for an agent who has proven expertise in the communities you are targeting for your search. Knowledge of the local market, the inventory, the pricing dynamics will add real value to your search and negotiation. I suspect that you value the internet since you are here on Trulia - my recommendation is work with an agent that is similarly comfortable with internet tools - some are, some aren't...likely you'll find agents on Trulia who are. Finally, think about what qualities and standards are important to you and then look for the agent that has those qualities and meets those standards.

How do you find these things out, ASK. Do not be shy, ask potential agents for references and then call them. Ask your friends, family, business associates. This is a business built on referrals. Exemplary service tends to be rewarded through recommendations from satisfied customers.

One thing is for sure, not all agents are alike. A good agent can add a great deal of value. The home buying process is a complicated one - particularly for a first time buyer!
