how can I find homes for sale by owner, or land contract info from these websites?

Check with a local real estate professional or craigslist. Land contracts and for sale by owners are not usually put into the MLS database and require outside research.

Call your local Realtor company, or check the local paper or craigs list should be good sites for FSBOS or Land contracts. Most MLS sites have Land contract options for the areas you are looking in.

We are planning on listing our 3/2 home in Charlotte soon and will probably list with CL first and then later a realtor. FSBO are not listed on Trulia b/c Trulia is MLS based. There are some "make me move" listings on here which may be another way FSBO could list their properties (which is how our house is currently listed)

You shouldn't, land contracts are not federally regulated, meaning your rights are not as protected. Sounds like you are trying to work around the system that is in place to protect you, do that and you have no one to blame but yourself if things go south and they probably will.
