My wife and I are relocating to NY/NJ area. I will be working in lower Manhattan and my wife will work in Terrytown. We are seeking to aquire a 3/4 bedroom property about 2500 sq feet. We are empty nesters. Where can we buy a property with good resale value but we dont have to pay high taxes for school system. Budget is around 1 MM. We will appreciate any suggestions.

Hello Rajtan,
I would suggest Wyckoff, Hohokus, Saddle River or Upper Saddle River in NJ. They are all lovely towns and have excellent transportation choices as well as very good resale value. The taxes tend to be less than some other Bergen County Towns.

Towns such as Allendale and Ho-Ho-Kus will fit your needs. Both are great commuting towns with a very dependable train and/or bus line. Your wife however, will need to drive. Each town has great community spirt along with great resale value. They also have reasonable taxes and with your price range, you won't have trouble finding a great home. I'd be haapy to assist you. The towns of Hohokus, Mahwah, Wyckoff and Franklin Lakes offer great opportunity to live in a great house with reasonable taxes and easy access to NYC and Terrytown.
Hohokus and Mahwah offer the additional convenience of having a train station in town.
Taxes in Franklin Lakes and Mahwah tend to be the lowest ones . A 1MM Home can have taxes around 11K and up.

Hello Rajtan,

Mahwah may fit your needs well. There are several neighborhoods in Mahwah where house values in your price range are very steady over time. There is good access to public transportation and you'll still be close to Tarrytown.

As far as taxes, Bergen has some of the highest property taxes in the state, but Mahwah is quite reasonable compared to other towns in the area.
