You can get an FHA loan with under a 600 middle score with some lending institutions but not many. I would recommend finding a broker or service to help you locate a reputable lender like The Lenders Network. They have helped a lot of people with lower scores get approved for home loans.. It seems that your scores in your range should work. Lenders like myself can go as low as 580 when it comes to credit scores. Of course, your other finances will need to be in place as well including your income, debt, assets, employment, expenses, etc. The best thing for you to do is to speak with a knowledgeable lender like myself to see if you can get started on financing a new home. After reading your post I would like to ask u if your score is a 598 will the lenders request money down?

The fact is you CAN still get a 100% RD Mortgage or an FHA loan with a 580 or greater credit score. The problem is that there are lazy mortgage loan officers who will not put in the extra work necessary to get these mortgages underwritten.

*12 months of verifiable rental history
*12 months or more of verifiable income history
*NO delinquent child support
*2 years out from bankruptcy discharge
*3 years out from foreclosure discharge
There may also be other underwriting criteria which may affect your approval.

this is what the blood sucking realtors are not telling you.. You have a low credit score for a reason....there are tens of thousands of buyers like yourself who lost their home to foreclosure because they were suckered into a home loans with low credit scores ............because the blood sucking realtors and the blood sucking loan officers will get a quick commission
