em 50 years old. I need loan for home..Good income , stabile job, credit score around 700, $800 montly payment for cars and CC. Old collections 6 years on credit history..Can I have mortgage ..If yes I need good broker...ty..

Hello Nelesutic,
Usually the underwriter will require anything over $1,000 to be paid at or prior to settlement. It also depends on the type of collection. Medical collections are sometimes ignored. It really depends on the situation.The collection can be negotiated down if it is required to be paid.
I would not suggest paying them off monthly but then again I don't have enough information to make an accurate determination.

I know of 3 Mortagage providers that can help call me in my office and I'll refer you then. I only refer someone after I speak with them so I have some idea of their needs 215-725-5700 X49

and what with colections how the bank will look at it. More than a year ago, I tried to have mortgage but we were told to first fix the collections and then be approved. My problem is the old collections in the amount of 4k .. I can pay monthly .. how will it affect me. Or should I leave that and to try if possible to get approval for the first time house buyer

The first time home buyers have other choices than just conventional mortgage. Your credit score is good too. I would suggest to call my mortgage consultant.

With a stable income, good job history and solid credit, you should be able to get financing. I recommend having a conversation with a lender to get pre-approved and start the process.
