As it usually does it always depends on the neighborhood and where you feel protective and safe. Do you have a specific area in mind. The best thing to do is to drive by certain areas as night and gauge the noise. Also you can check police blotter on certain district websites. Let me know if you have questions or are either looking to move to or away from 19154.

The Parkwood area,where you are will and is going up in value.Lower Parkwood,where it sounds like you live does and has for a long time received lower value then upper Parkwood.

Hello Edmiles,

I see values as stable for now. If the government changes legislation that opens up the floodgates of foreclosures I could see another 10% drop but otherwise I see several years of bouncing along the bottom.

Currently there are alot of buyers taking advantage of low rates. Supply is low and demand is high.

Prices are stabilizing. The best sign to me is that the houses that are selling are getting closer and closer to 100% of asking price.
