Targeting a home that needs renovations it is probably more difficult to acquire than one that doesn't. Investors typically look for these properties hoping to grab a better deal, the end result is usually the same, the property ends up selling for its fair market value, surprising? South Florida's market its hotter than ever.

Hi Derek,

First you'll want to decide where the best investment value resides before looking. Parkland, Weston, and Lighthouse Point have lead Broward County in resale value for a long time. Second you'll need to know price and that will determine condo, townhome, or single family home. If not paying cash then getting pre-approved for an investment property is critical, lenders have very strict guidelines for current equity in your primary home, investment properties, income, debt, etc.

Derek, it's hard to find a home in South Florida that DOESN"T need renovations. Most homeowners have not been investing in renovations during the recession.
