Jennifer, Does this surprise you? When we do a market analysis of the area we usually show the "original" listing price, listing price at time of sale and then final Sales price LESS any Seller concessions make during the contract negotiations. We can also show the percentage to list price. This is a somewhat misleading number as one can have an REO or Short-Sale listing which can get bid up, sell a whole lot less for "cash" and also skew the Days on the market or DOM way out of whack as Short-Sales are taking on average 170 days to close in Sonoma County.
