can the real estate rep tell only one of the two parties that own the house when the showings are?

That should be discussed with the owners in the beginning. If they feel comfortable with only one party receiving the call then that's great. Its all preference.

You and your agent should have discussions about everything including your schedule, wants and contact preferences. Any owner of the home needs to be aware of course that the home is for sale and has to sign the listing agreement. Other than that, you dictate how the showings will be set up. The more flexible the better, and having everyone on board is also quite helpful if not necessary. You want the showings to be smooth and "just right" for perspective home buyers.

This should be a non-issue....Is it possible that the owner party that was notified initially could contact the second owner?

Absolutely. When the agent is signing a listing agreement - they ask you who would you like to be notified about a showing, what number would you like them to call. You can provide several numbers to reach you but once the office is able to reach you and get your approval to show the house - it's up to you to let everyone in your household know. The agent will call every single person in your household to OK the showing. I hope this helps.

If you are saying 2 people own a house, and I assume are not married, can the agent just notify one of the owners about a showing. This sounds like something the owners need to get straight with their agent. The agent works for the client which would be the owners and should do as they wish. Let the agent know your concerns.
