can someone recommend a good certified home inspector and how much should I expect to pay?

Man of my clients have personally used Res-I-Tec, Pillar to Post, Scott & Scott, & John Koch (formerly of Total Home) with great success. Any of them will do a fine job, and all are priced competitively.

The range I believe is between $350 and say $850....and depends on the size of house, and even perhaps condition....I have two men for you that I have used...tops is Rick Holbeck 203-249-2297, next is Mike Powers at Pro=Chek..800-339-5050...call if you have anyother questions I can either answer or perhaps research for you. 203-622-9205

It is best to obtain an independent inspector because there is a lot of pressure from sellers and agents encouraging inspectors to play down problems and not "blow deals". "Certifications" are paid for by inspectors. They offer continuing education, and guidlines, but do not guarantee a qualified inspector. The "testing" of inspectors provided by these organizations are simple. Licensed contractors make the best inspectors, as they are essentially certified by the government, and they have much experience in construction. There are many home inspectors who are also licensed contractors. You do need to make sure that the inspector is not bidding on the work in their report as this would be a conflict of interests.

Not sure where you are planning to buy but closest to Stamford that I have used are

In the Stratford area there is Houseworks: Joe Monte 203 380-8481 and Eagle Eye Home Inspections: Don Mackay 203 378-6488.
Prices range depending upon the house being inspected but you should expect to pay in the vicinity of $450 for the average inspection.
