can i get an fha mortgage if i currently live on the property (means I am renting it now and wants to buy it)?

Sure, an FHA loan is definitely an option. Just talk to a good mortgage person to get all of the facts and make sure it's the best option, sometimes a conventional loan can still be a better fit. Get great advice and make sure you get a good and fair value for the property!
