can i get a proof of funds letter immediatly, or within a couple hours? If not, how long does a typical proof of funds letter take?

If you don't have all cash and need to get a mortgage to purchase, you can get a preapproval letter within minutes from:

If you're paying all cash, just print out a statement from your bank/credit union/stock brokerage and black out the account numbers. That would be your "proof" that you actually have the "funds" to close on a cash transaction.

Hi Mike,

The reason I said below to BLACK OUT your account numbers is due to the fact if you or your agent are going to email the statement(s), email is not secure (Identity Theft is not uncommon these days). However, if you are going to hand deliver and whoever you are hand-delivering the statement(s) to is not going to email them to anyone, then you don't need to black them out if you feel secure with that.

Mike:

(1) You can photocopy your last month’s statements
(2) Go to your local branch for current statements
(3) Go online to your account(s) and secure statements electronically (I’ve had many buyers do this and simply email the pdf files, however, if you are concerned about the account numbers, you will have to modify them using Acrobat or some similar program OR print them, cross out the numbers, rescan and email or fax – many of our buyers don’t bother blacking out the account numbers – it’s the same number that shows on their checks which are open for all to see – they simply save and send)

You can do any of these options in about 10 minutes …

Mike a proof of funds letter can be an account statement or multiple account staements with all but the last 4 account number crossed out. Otherwise a letter from your bank on letterhead with contact info and signatures. Yo could get it in minutes if you go to a branch.

Hi Mike,

If you need proof of funds to submit with an offer, all you need is a copy of your current statement for the account(s) that has the funds. You can usually get this online with your financial institution. Make sure your name and the dates are visible but BLACK OUT your account numbers.
