The best place to get a loan is your personal credit union. They typically offer extremely competitive rates and really good terms. They offer personal service that is hard to beat. There are plenty of websites with calculators and RE agents with lots of experience that can give you a ballpark estimate, but in this buyers market, there is no reason to do that. Get your paperwork together (W-2s, Tax returns, 2 months bank statements, month worth of pay stubs and copy of DL) and take it to a credit union, or another financial institution and get pre-approved for a loan. They will provide you with exact figures (terms, payments, etc) that pertain to your situation (income, credit score, down payment, etc).
With that information, you can make better decisions, rather than with an estimate that doesn't take your personal situation into account. I or anyone else for that matter can point you in the right direction, if you need further assistance. But you need to let the people who know what to do help you get the ball rolling sooner rather than later. I have lots of experience working with buyers and sellers to get ready to purchase, including explaining, educating, coaching, coaxing, organizing and assisting. My kids are still young, so I am going to be in business for a long time. I can afford to take as long as you need to get you into the best position to purchase the home you desire,
