U.S. citizenship is not required for the purchase of residential property. However, if a mortgage is required from a domestic underwriter, there will be very stringent eligibility requirements along with a domestic credit history report.

Also, if and when the property is sold by the foreign national, there will be federally imposed withholdings of 10% of the proceeds from the sale for capital gains taxation purposes.
