Not being an agent, if you are still looking in this area, it is a very nice area. It is primarily owner occupied and close knit. If you are just an investor, you may want to stay west of South Park Ave. These neighbors take excellent care of their properties and you would be hounded if you did not do the same. The whole area including South Park is in the midst of revialization. Anywhere in South Buffalo people are getting after investors, so it is not investor friendly. That's good if you plan to live and participate...

This is a tough question for any agent to answer. One because "good area" is a matter of opinion what might be a good area to one person may not be for another. There are also legality's in the way an agent can answer the question. All in all do you due dillagence drive around the area day and night look up the area & schools online, maybe even talk to the neighbors.

As far sound investment...First remember you are buying a home a place to live. Home prices have been holding pretty steady and going up in our area. We just have to hope that continues.
