best area to find 3/2 single family home for investment, looking for area with high demand for rent, high cap rate and future capital gain 5-7years

Hello Yossi,

Due to recent foreclosure and short sales, many people in So. Florida are renting.
The vacancy ratio is extremely low, which is great for investors like yourself.

Some areas are more popular than others (more popular are located closer to the beach or in the areas of better schools). High cap rate areas may not be a good investment long term (due to tenants turnover and eviction expenses), while lower cap rates might be really good in terms of capital gain within next 5 years.

There are pockets of rental communities in Broward County where you could buy an investment property (a 2/2 or a 3/1) for about $80K. A 3/2 may run a little higher. You would also need someone to manage it since you are out of the country and it is an additional expense of 10% a year. Have you thought about that? Hello Marsha

yes of course i thought about it, i already have 2 properties in florida and one of them is a duplex in Miramar, i am calculating the also the property tax, the insurance and i am deducting one month rent for repairs.
do you work in Miramar, sunrise, Pembroke pines, Plantation or Davie area?
