Just looking at bedroom count the more then better.

IMHO a 3 0r 4 bedroom would be better for resale provided the room size is adequate and there are a sufficient number of bathrooms in relation to the number of bedrooms....

Location is almost always the first factor of value, then other demographics...

Hi Annaw,

First of all, resale value has more to do with property location than number of bedrooms. So location is the #1 factor, surrounding neighborhoods, schools districts it's in, local amenities, easiness of commute, etc. If in the same area, then the floor plan, layout, physical condition, size and number of bedrooms will become deciding factors to its resale value. The one with best floor plan usually stands out, and then more bedrooms the better.
