I did not realize just how difficult and stressful this situation is. We have been attempting to purchase a home due to the owner of the property wishing to sell it. I have looked over the USDA underwriting guidelines for Texas and we would technically qualify. I know there are various factors of course, but it is the mortgage companies that set much higher standards in addition to the USDA guidelines.
All approved lenders do not deal with 'special circumstances'. We found a great one that did and was even able to look it over. But it seems once any extra work must be done we never get a call back :( even though if anyone would just actually go through it, they would see that we do meet the qualifications. The 580 score is down because of the student loans (not due yet) and no score from no recent activity and old medical bills.
