Yes you can get approved. My lender will take credit scores of 600 and see what they can do. Call or email me and I can give you more information and get you to a good lender.

Hey Rene,

As some have said below, there is more information that is needed, and you should be giving that information to a mortgage broker. 600 is pretty darn close to what most require (between 620 and 640). It also depends on your circumstances. There are special programs out there for down payment assistance or financing options for people who are teacher, firefighters, paramedics, nurses, doctors, radiology techs, first time homebuyers CPAs, Dentists, veterans, national guard, etc, etc, etc.

If you would like to give me a call, I can give you the name of one of my lenders who can get you into a program that would be best suited to your particular situation, run your credit and look at your scores. Some programs are flexible on credit scores also, and may dip down to 600 if you provide a lower down payment or will give you the name and phone number of someone who can get you up to that 620 area, usually within 30 days (from around 600 like you say).

As most of the answers below state, there are many factors that can influence a lenders decision and the mortgage programs that may be available to you based on your situation. And certainly credit score and down payment are among those. But there are others that can work to your benefit. The only way to know for sure exactly would work best for you is to consult with a mortgage advisor so that they can review your goals and suggest options that you may have.

Of course each real estate agent has their favorite lender that they will suggest to you. Or, you may have your own that you can consult. More goes into approval of a mortgage than down payment

Recommend to complete a loan application THEN mortgage broker can review your options

You need to talk to a lender right away. I know at Coldwell Banker Morgage they can do loans at a 620 score. A lender can tell you the steps you need to raise your score. Here is the link to my CB lender:

Hello Rene,

Minimum credit scores are usually around 640 for most loan programs. There are some exceptions. If you will contact me, I will provide the name of a lender who can provide you with more information. You also need to let a lender pull your score. Lenders use your FICO score which is a combination of multiple scores so you may not have all of the information that you need if you are just using one score.
