suggestions on neighborhoods where i may want to begin my home search. price range=300K-400K. i'm a single woman,30 years old.. looking for 3bd/2ba home (1700-2200 sq ft) with small yard.. active, upscale area would be best. possible? if so, suggestions?

You must take responsibility for doing your research. Unless you happen on a Realtor who you totally trust, you'll feel better about your decisions if you have researched and know what you're doing and what you want. I could recommend a location or two for you that meet your requirements, but I wouldn't do that until we'd spoken so that I'd really understand what you are looking for. I've had buyers who decided on an area based on information given to them by the taxi driver who picked them up at the airport. You should do a little more research than that. :-)

KC you have many fine REALTORS here making great suggestions. I dont see a single suggestion that is bad. Each of the suggestions has merrit, but until you establish a close relationship with a Realtor, we are just blindly trying to give you our best advise, but we are flying blind.

If you use the International Airport a lot then Lake NONA AREA really starts to come into play.

If you have children or plan some, here comes Lake Mary area as they have great schools.

If you like night life . . . . and so it goes.

Suggest you pick out 3 of the below and dial them up-spent 10 minutes on the phone with each, then pick one you really click with, then let that Realtor help you on your search. You will have a ball because seveal here are really fun.

And I never called Realtor Gay "Windy". She is very detailed, which in our business a GIFT, because its about
DETAILS. She works for a company that has something to do with Rocks, but I don't know about that.

Well, why not try Lake county we are just north and West of Orlando about 25 miles - lot less traffic.

Mount Dora is a wonderful town, on the weekends you can find most of Orlando visiting.

There are a number of areas. I would first ask if living close to work is important. Or what are you looking for in the community.
Lake Nona South East of the Airport is nice especially as it is near the new Medical city being built.
Baldwin Park is close to downtown

If you like the downtown scene the brand new 55 West tower is starting a lease to start and ownership when the market turns.

Awesome location just off I-4 Downtown and beautiful building.

Baldwin Park is a nice newer development in the center of everything like Lb says. It is close to downtown and to shopping. Winter Park is an extremely nice older section of town a little bit north and east of downtown but is a great established area. Oviedo is a great area that still has a little bit of the small town feel but is growing to. Waterford Lakes area has the shopping and on the move feel partly because it is near UCF and all the young people who attend there and live there. There are many great areas that are in your price range through out the area it all depends on what you are looking for. And if weather makes any difference it is beautiful here today...mid 70's and not a cloud in the sky. Orlando has lots to offer come take a look, I would love to show you around.

I am also a single woman (single mom) and have lived in this area pretty much my whole life. If you are looking for a nice area, low crime rate, close to everything, look around the Winter Park/Baldwin Park area. This is the best area in town and is close to everything...within a short driving distance to the interstate and close to downtown, shopping, etc. You can definitely find something within your price range - even lower probably, even in this area. Lake Nona and Avalon are nice, but they are FAR!!

Looks like you hit a nerve here in Orlando and other places as well, I am surprised to see Rhode Island kickin in some advice, that is super.

A few here at Trulia Advice would call me "windy" but I will try and stay brief. You will love Orlando, you are in a price range that will buy you a lot of house here. Very Very nice home. Every Realtor you hear from or speak with will have an opinion for you. But, truly only YOUR opinion matters in the end. So dig in and start looking.

My advice, even before you get about a buzzillion other answers here is to 1) Use a local Realtor contact where you live that you may know and trust, a large brand name company would be best. Have them find you a Realtor referral agent here in Orlando. 2) Go on Internet to various sites like this one and others or I invite you to my website and take a visual tour..see what Realtors show up the most especially in an area you might like to explore, a local expert in an area would be helpful. Realtors tend to specialize in certain areas. 3) contact some of the Realtors here via phone or email and get to know a couple, Realtor John has been around here for a while and gives great advice. See who communicates well with you, who you feel comfortable with. 4) When you find a Realtor that suits you RELAX, enjoy and have fun with your move!

Just a couple of more helpful hints, It is generally accepted to work with one Buyers agent that will show you around Central Florida however, if you find that the agent you choose is not attentive to your needs or does not know or show you an area you would like to see, it is ok to make a change of agents. You should not have to sign any agreements with a good Realtor upfront. Make sure you notify the agent in question that you will not be requiring their services before you move on. I would do my best to show you all areas to fit your needs as long as I am familiar with the areas, once I get outside my comfort zone to provide you good advice I would help you find a Realtor who would be better for you.

All that said, I must get my opinion in (you knew it was coming) I live downtown Orlando and find it's location grand, the homes older but with tons of character, close to a lot of action and I have placed many upscale professional customers in neighborhoods such as Thornton Park, Delaney Park, Eola, Lancaster. Some zip codes 32806, 32801, Oh my goodness you would love Baldwin Park, near mall, shopping downtown try 32801. These would be newer than downtown area. Then there is College Park and Winter Park. 32804 and 03 and 32789,90,93. So Charming and College Park is so trendy with it's cafes and antique shops!

Oh my I think that is enough to start. Then there are the "Burbs" some great things East of the City Beautiful. Closer to the beaches, UCF, major shopping. Do Not get me started. Let me know I have more!

Hi Kc-- There are many areas around Orlando that would meet the criteria you outlined. My last two sales to 30-something singles were in the downtown Orlando area. Baldwin Park is really lovely with a very modern lifestyle--there are single family homes, townhomes and condos, built around a lake and town center with many restaurants, fitness centers and small boutique type shops. Baldwin Park is convenient to downtown and I-4 so you can get around the area easily. I would also recommend Lake Mary for your consideration. It was rated in 2008 as the 4th best in the nation (1st in the South) for places to live.

With the Medical facilities that are under construction and the already existing housing this area would be the perfect place to start out. I think MetroWest might suit you also... you could get something very nice.. especially if we can find you a bank foreclosure which could be an even better deal. With your price range of $300-4400K you will have no problem finding a great home in most areas of Orlando. The Dr Phillips area in southwest Orlando is very upscale and offers many opportunities for a social life. I-4 and the 528 are very close as is shopping and the Theme Parks.

There are many areas of Orlando. One upscale area you might check into is the Winter Garden area, but they are others.

If you will be working, were might that be. Another area Is Lake Mary in Seminole county just North of Orlando.

There are so many good areas depending on your life style.
