is there a reason why 70 Circuit St
Halifax, MA 02338, is assessed almost 80,000 more than the asking price? It appears the Halifax town assessed value seems incorrect

Hi Ebvikings92,

Using tax assessments can be a problem as you have just identified.
Assessments are used for tax purposes but not for sales.
Assessments are not Appraisals.

In MA, an assessor can only assess what they can see.
If they don't have access to a property, their information will be limited.
It is my understanding that :
- When they knock on your door in MA, you don't have to grant them access.
- The form that is sent out after a sale does not have to be completed.

Assessors often assess the same types of property next door to each other, differently.

Good Afternoon Ebvikings92, This Home was Previously Sold as a Bank Foreclosure for $295,500 Sale Date: 9/24/2009 This Home has been Renovated since. The Assesed Value you are talking about is for the year 2012. The Assesed Value for 2013 should show a change in value.

The house is assessed for the past condition it was in as a bank foreclosure. The house has had many renovations that the listing agent can explain to you.
