Why is there such a large inventory of homes for sale in Egg Harbor Township?

We are a young couple looking to relocate to Atlantic County so that we can purchase an affordable home and raise a family in a suburban setting. We noticed that a great deal of homes for sale are in the EHT area. They seem very nice, and in our price of range of /-$300,000. We wonder why is there so much inventory in that area though? We know property taxes are high in that area, but there must some other reasons why there seems to be a higher than average amount of homes for sale there?? Could anyone that knows the area please give us some information?

Hi... I see your post was from back in November, but if you have not yet decided on a location and if you are still looking for an answer regarding the number of listings... I can give you some local insight. EHT is in fact a large area, however in addition it has had a large growth spurt of new homes over the last several years. Many people have sold their smaller starter homes and moved into new home communities such as Ivan's Walk or one of the many Paperone homes. With so much new construction many of the re-sale homes stay on the market and people continue to list homes because of family changes, jobs, desire to more up... so the numbers are high... yes, you are correct that the taxes are on the high side in EHT as well, but the families that want to be in EHT do not seem to be deterred from the area do to taxes. If you havent settled on EHT you may want to consider Mays Landing. Best of luck to you! Linda

EHT is a large twp so depending where you are looking could be the significant difference of what is avail. The amount of inventory that is avail has been decreasing. Short sale driven inventory areas may cause some inventory glut where some people may over extended or got into some trouble. Sometimes you go into an area where there is a yard sale of "for sale" signs. Again usually a problem where short sales are evident with some bank owned that may cause some panic selling. If you like an area make sure you have your agent do an analysis of the market area. Do some home work of your own,. It's not difficult to see what the homes are selling for in an area. And if homes are not selling, that could be an opportunity for you or something you may want to stay away from.
