Why is there a big price difference in the property in Peninsula and Fremont?

What's the catch? Why is Fremont neighborhoods with good school district cheaper than neighborhoods in Belmont, San Carlos, Mountain View, etc.

However I thought I might add that in the Bay Area, it is cheaper as you travel east. Tracy is cheaper than the east & west bay. Fremont is a nice city, mostly residential, with shopping, parks, and a good location if you need to travel to San Francisco/Oakland or to San Jose. Several hospitals, BART, some high tech are just a few of the businesses that are here.

I like the answers Janelle and Eric have given down below. I can add to that by saying I lived in the Peninsula for 18 years and then moved to the East Bay. I was in San Bruno and it was very foggy and windy there. The weather in the East bay is a lot better than that part of the peninsula. You are right about cheaper than the Peninsula. You can find bigger and newer homes in the East Bay for less money. People living in the Peninsula work in San Francisco or the Silicon Valley two of the major employment areas and prefer being close to work. Therefore there is a lot more demand for homes in the Peninsula that drives the prices up.

Hi Brajesh,

Fremont neighborhoods are also good with good school district (Mission San Jose school dist is one of the best in bay area) and still you will find cheaper and bigger house than the peninsula area. So, if you are looking for bigger and cheaper house plus good school district then Fremont is a good choice. I would suggest just drive by these areas (Peninsula and Fremont) and then decide which one you would to like to live with your family because itt all depends on your like and dislike. Sometimes, even if someone says it's nice area, doesn't mean you will like it because everybody has their own choices, so as I said check your area and other important things you are looking for by yourself before you buy anywhere and also work with a realtor who can guide you to the right direction. Hi Brajesh, the property on the peninsula has always been higher. I am not sure about the schools over on the peninsula. ( I am sure they are good though), but the proximity to San Franciso is a big part of it. The areas farther south are closer to Silicon Valley and also have good schools.....Dawn

Just three words Location, Location, Location, the peninsula is a much more central location in the Silicon Valley with Stanford University being the epi-center, you have not just one but many wonderful upscale and exclusive communities, Atherton, Menlo Park, Portola Valley, Woodside, Palo Alto, Los Altos, and Los Altos Hills, Cupertino, Saratoga, Monte Sereno, etc. There is a wide variety of great public and private schooling, wonderful restaurants, shops, parks and much more.
Fremont does have some good public schools but lacks the depth and variety of the peninsula when it comes to luxury living. It lacks the quaint downtowns, world class restaurants and shops and much more. If you have any more questions look at the Forbes Top 100 richest zip codes.


Almost all of the cities mentioned are is this top 100 article, Fremont is not even close!
